Deal with the ground before anything else

Every machine that built the house drove across the garden, so the top half metre is compacted and often full of sand, cement washings and offcuts. Planting into it produces the classic new build result, which is a garden that looks acceptable for one season and then stalls.

The sequence that works is unglamorous. Break up the compaction, take out what should not be there, fix the levels and the falls, put the ducting in for irrigation and lighting, then bring in real topsoil. Only after that does anything get planted.

It is also the cheapest moment in the property life to do all of it. There are no established plants to work around, machinery can still reach the plot, and nothing has been surfaced over yet.
